Why the foundation is everything

Coastal ground is not the same as inland ground.

Sandy, saturated shore soils and the pull of wind and waves put loads on a foundation that a typical inland footing never sees. An elevated home needs a foundation designed for uplift, lateral push, and scour — not just the weight sitting on top of it.

We install the system your engineering calls for: timber pilings driven deep, helical piles where access is tight or soil is soft, and concrete piers or grade beams where the zone allows. Breakaway walls and flood venting are built in where the code requires them.

Foundation questions

What kind of foundation goes under an elevated shore home?
It depends on your flood zone and soil. VE and Coastal A zones generally call for an open piling foundation so waves can pass beneath, while AE zones may allow piers or elevated block. The engineered plan for your address specifies the type, size and depth.
Timber pilings, helical piles or concrete piers — which is right?
Each suits different soils and loads. Timber pilings are common along the shore, helical piles work well in tight access or soft soils, and concrete piers or grade beams suit some AE-zone sites. We recommend the system the engineering and your site conditions support.
Will the new foundation handle coastal wind and scour?
That's the point of a coastal foundation. Pilings are embedded deep enough to resist scour, and the connections and bracing are designed for the wind uplift and lateral loads the flood maps and building code require for your zone.
